The residence

The residence EPL2 incorporates innovative energy efficiency solutions, emphasizing sustainability and reduced energy costs. It ensures environmental continuity through smooth transitions between private and communal areas, achieved by terrain modeling, suitable vegetation, and water cascades. Rainwater will be reused through various water features, enriching the environment and serving as natural boundaries between properties.

Designed to offer stunning views of Vitosha and Sofia, the residence ensures privacy by avoiding direct visual contact with neighboring properties. Functional zones are logically arranged and interconnected for maximum comfort and convenience. EPL2 includes at least four parking spaces per house, and an additional guest parking area with five spaces.

The building is maximally integrated into the terrain, utilizing its full potential to create a harmonious and eco-friendly environment. EPL1 has a unique design and individuality, connected with other properties through the use of similar facade materials. Underground

The underground level of EPL 2 is divided into two main zones. The first zone is primarily designated for staff and includes a lounge with direct access to the outdoors and natural light, a professional kitchen, storage areas, and a laundry room. This zone provides access from the garage via a single-flight staircase and an elevator, leading to the more private areas of the residence, such as bedrooms and intimate living spaces.

The second zone is primarily used by the owners of the residence and features an office with direct external access and natural light, a children's playroom with large windows overlooking a Japanese garden. This level also houses a wine cellar with glass partitions, a recreation room with access to natural light, a cinema room, and a technical room.

Floor 1

Above the recreation area on the ground floor is a wellness zone with an indoor pool, fitness area, and spa facilities, including a sauna, steam room, massage salon, and sanitary facilities. The Japanese garden extends between the basement and the ground floor, creating a tranquil atmosphere.

The main entrance leads to a large foyer with a spacious cloakroom, isolated from the main areas. The living room features numerous seating areas, a large dining table for 14 people, and a kitchen with a spacious island. The library, though set apart in its own niche, is part of this open space. The living area provides direct access to the southern veranda, which offers an outdoor barbecue area and low garden furniture for relaxation. Between these zones is a water mirror with stepping stones for dry passage.

In the easternmost part of the floor is the night zone, which includes two large bedrooms, each with its own en-suite bathroom.

Floor 2

From this area, the stairs and elevator provide access to the second floor of the residence, where there is a spacious master bedroom and three additional, yet still generously sized, bedrooms, each with its own bathroom. The master bedroom stands out with a large walk-in closet suitable for both owners' wardrobes, and a bathroom with dual amenities—two toilets, two showers, two sinks, and one bathtub.
